Worked Example Walkthrough
Scenario: ₹50,00,000 Home loan at 8.5% p.a. for 20 years.
Calculation: P = 50,00,000, r = 0.007083, n = 240. EMI = 50L × 0.007083 × (1.007083)^240 / ...
Result: Monthly EMI: ₹43,391 | Total Interest: ₹54,13,879 | Total Paid: ₹1,04,13,879
Assumptions & Methodology
- Standard monthly reducing balance model used by all Indian commercial banks.
- Interest is calculated each month on the remaining unpaid principal.
- No processing fees, documentation fees, or pre-EMI interest are included.
About this Calculation Model
The Loan EMI Calculator computes the Equated Monthly Installment (EMI) payable to banks or financial institutions for home loans, car loans, education loans, or personal credit. It models the standard monthly reducing balance method mandated by the Reserve Bank of India (RBI), detailing the exact split between principal repayment and interest outflow each month.
How to Choose Your Calculator Inputs
1Loan Principal Amount
The total borrowed loan balance disbursed by the lending institution.
2Annual Interest Rate (%)
The nominal interest rate charged per annum on the reducing balance.
3Loan Tenure (Years)
The total duration agreed upon to fully amortize and close the credit facility.
Interpreting Your Projections
Compare the "Monthly Loan EMI" against your take-home household income. Financial advisors recommend keeping your total debt obligations (Fixed Obligation to Income Ratio or FOIR) below 40%–45% of net monthly income. Check the Amortization Breakdown to observe how early installments consist mostly of interest, with principal repayment accelerating only in later years.
Important Statutory & Practical Considerations
- Floating Rate Resets: Floating-rate loans fluctuate whenever the RBI alters the repo rate, altering your remaining tenure or monthly EMI.
- Ancillary Charges: Bank processing fees (0.25%–1%), legal/documentation fees, and GST on financial charges are not factored into the basic EMI formula.
- Insurance & Pre-EMI: Mandatory property insurance or pre-EMI interest during construction phases are excluded from standard amortization.
Frequently Asked Questions
How is monthly loan EMI computed in Indian banks?
Banks use the standard reducing-balance annuity formula: EMI = [P × r × (1 + r)^n] / [(1 + r)^n - 1], where P is principal, r is monthly interest rate (annual rate / 12 / 100), and n is tenure in months.
Can banks charge prepayment penalties on home loans in India?
No. As per strict Reserve Bank of India (RBI) circulars, commercial banks, housing finance companies (HFCs), and NBFCs are prohibited from charging foreclosure or part-prepayment penalties on floating-rate individual retail home loans.
Why does early loan EMI contain mostly interest?
Because interest is computed on the outstanding principal balance. Since the unpaid loan balance is highest in the initial years, the interest portion dominates each monthly payment. As principal reduces, the interest component decreases and principal amortization accelerates.
Can I claim tax deductions on home loan EMI payments?
Under the Old Tax Regime, you can claim deductions up to ₹2 Lakhs per financial year for interest paid on self-occupied property loans under Section 24(b), and up to ₹1.5 Lakhs for principal repayment under Section 80C. Under the New Tax Regime, Section 80C and Section 24(b) deductions for self-occupied property are not available.
